Four hundred ninety-six square feet of an existing single-family house in Ojai become a self-contained junior accessory dwelling unit. A twenty-seven square foot utility closet is added on the exterior. Materials and colors match the existing house, so from the street the change reads as nothing at all. That was the point.
The owners did not want an addition, and they did not want a separate structure in the yard. They wanted a second dwelling that already existed inside the walls they had. The work was to find it, document it, and carry it through the City of Ojai.
THE PERMIT RECORD
Application submitted July 15, 2026. Permit issued October 6, 2026. Eighty-three days.
The property sits in a context that put the file on the historic review track first. The application opened under a minor work permit, then converted to a zone clearance, which the City approved on September 4, 2026 as ZCL 26-053. The building permit went to the City plan review consultant and came back three times. Every comment was answered in writing, on the original sheets, clouded and dated. The heaviest round was answered the same day it arrived. The address assignment for the new unit was issued with the permit.
WHAT THIS OFFICE DID
Measured existing conditions and the design. Full construction documents, including mechanical, electrical and plumbing. Permit management from submittal through plan check to permit issuance, including every written correction response.
Title 24 energy compliance and structural engineering were performed by the licensed consultants this office retains. Construction is delivered under a separate agreement.
