Every project is scanned before it is drawn.

We own a Matterport Pro camera and we use it on every job — existing conditions, work in progress, and the finished space. What that gives you is not a gadget. It is a set of drawings measured from reality instead of a tape, and a permanent 3D record of your property that outlives the project.

A scan takes a few hours on site and produces a dimensionally accurate 3D copy of the space — one you can walk through in any browser and measure yourself. If you want to know whether the sofa fits the new wall, you don’t have to ask us. You drag a line across the tour and it tells you.

We scan three times: before design, so the drawings start from measured reality; during construction, with the walls open, so every stud, pipe and conduit is recorded where it actually sits; and at completion.

Both the tour and the measured floor plan that comes out of it are yours to keep. Years from now, when you need to know what is behind a wall before you cut into it, the answer is already on file.

The measured floor plan from the scan goes underneath the model, and the design is built on top of it. That is the whole point of scanning first: the geometry starts from the building as it actually stands, not from a tape measure and a sketch made on site.

From there the same model becomes the permit set in LayOut — site plan, floor plans, elevations, sections, construction details, and the Title 24 coordination the City asks for. One model carries the project from the first massing study to the sheets we file, so nothing is redrawn along the way and nothing drifts.

Walk the space at full scale, before it is framed.

By appointment at our Oxnard studio, we put you in an Apple Vision Pro and you walk the design at 1:1. Ceiling heights, sightlines, the distance between the island and the range — the decisions that are expensive to change after framing are free to change here.

Most clients change at least one thing in that session. That is the point of it.

To be clear about what it does not do: it does not design your house. Every drawing that leaves this office is drawn by a person and stands behind a person’s name.
