Architectural Design

Purpose-built drawings for homes, ADUs, restaurants and hotels — developed in our Modern Palm Blend style where the project calls for it, and dimensioned to California code from the start.

Permit Drawings & Plan Check

We file the application, answer the correction lists, and handle the correspondence with the jurisdiction until the permit is issued. Oxnard, Ventura, Camarillo, Santa Paula, Ojai and the unincorporated county.

Accessory Dwelling Units (ADUs) & Garage Conversions

Permit-ready drawings for accessory dwelling units, JADUs and garage conversions under current California law — sized to what the ordinance actually allows on your lot.

Interior Design & Material Selection

Color palettes, textures, fixtures and finishes, selected and scheduled so the drawings and the order sheets say the same thing.

Technical Compliance

Title 24 energy compliance and structural calculations, performed by the consultants we retain and coordinated by this office. You deal with one office; we hold the consultants to the plan check schedule.

3D Scan & Walkthrough

Existing conditions are laser-scanned on site before design begins, so the drawings describe the building that is actually there. You walk the space in any browser before it is drawn.
