Starting in 2025, California made it easier than ever to add extra living spaces to your property. Thanks to new state laws, you can now build:
One Attached ADU (connected to your home),
One Detached ADU (a separate small house in your yard), and
One Junior ADU (JADU) (a small unit inside your main home — like a converted bedroom).
Yes, all three on the same lot!
What’s an ADU?
An ADU (Accessory Dwelling Unit) is a second, smaller living space on your property. People use ADUs for:
Renting for extra income
Living space for parents or adult kids
Home offices or studios
Increasing property value
What Changed in 2025?
Here’s what the new law allows:
You can now build 1 attached, 1 detached, and 1 JADU on the same property
Detached ADUs can be up to 1,200 sq ft
JADUs can be up to 500 sq ft
Cities must approve permits in 60 days or less
Some ADUs may get property tax breaks
