Starting in 2025, California made it easier than ever to add extra living spaces to your property. Thanks to new state laws, you can now build:

  • One Attached ADU (connected to your home),

  • One Detached ADU (a separate small house in your yard), and

  • One Junior ADU (JADU) (a small unit inside your main home — like a converted bedroom).

Yes, all three on the same lot!


What’s an ADU?

An ADU (Accessory Dwelling Unit) is a second, smaller living space on your property. People use ADUs for:

  • Renting for extra income

  • Living space for parents or adult kids

  • Home offices or studios

  • Increasing property value


What Changed in 2025?

Here’s what the new law allows:

  • You can now build 1 attached, 1 detached, and 1 JADU on the same property

  • Detached ADUs can be up to 1,200 sq ft

  • JADUs can be up to 500 sq ft

  • Cities must approve permits in 60 days or less

  • Some ADUs may get property tax breaks
